Matrix launches Vision and Amazon at blockbuster gala party

Leading Pattaya developer, Matrix Group, led by its CEO, Miki Haim (center), recently launched The Vision and Amazon Residence projects with a Hollywood-style gala party at the Centara Grand Mirage Resort in Pattaya. See page 4 for a full report of the event.

There was a Hollywood style double-billing at the Centara Grand Mirage Beach Resort in Pattaya on Saturday, October 22, as Matrix Developments, one of the city’s premier real estate companies, celebrated the launch of its two latest projects, the Vision and Amazon condominiums.

A lavish red-carpet affair including a mock-up Walk of Fame and the awarding of Property Oscars to successful local realtors and agents was laid on for the hundreds of invited guests and assembled media from Pattaya and Bangkok, and those in attendance were not left disappointed as they partied the night away and enjoyed the high class live entertainment and firework display at the finale.

In the build-up to the gala event, a months long unique local television ad campaign featuring movie style action settings had garnered the attention of many viewers and set tongues wagging around town about the company’s latest projects.

The Amazon condominium residence in Jomtien will be 8 floors high and feature 796 individual furnished units ranging from 35-41sqm surrounding a lagoon style swimming pool, similar to the company’s Park Lane and Paradise Park projects except this pool will include more lush surroundings, waterfalls on several levels and design elements that will conjure up images of the adventurous Amazon.

Construction is due to start next year with completion in 2014 and the project has already sold 20% off plan with units going for as little as 1,290,000 THB.

The company’s other new development carries the moniker of the Vision for obvious reasons as it promises to give residents one of the best views of Pattaya and Jomtien from its lofty and prime location on Pratamnak Hill. Construction of the luxurious 23-storey Vision is due to start next month and a completion date has been set for December 2013.

With its shiny aluminum and glass outer framework the building will provide a new focal point on the Pattaya skyline and offers buyers outstanding value for money with prices starting from just 1,890,000 THB off plan. Matrix is already reporting brisk sales with a quarter of the 213 units in this project having already been snapped up by investors.

A third reason for Matrix to hold celebrations at the Property Oscar gala party was the recent success the company achieved at the Overseas Property Professional (OPP) magazine awards ceremony in London where Matrix received the Gold Award as “Best Developer South East Asia.”

This is the first occasion a developer from Thailand has attained this prestigious award and at a press conference held prior to the gala party a naturally proud Miki Haim, Managing Director of Matrix, spoke of how the recognition by the OPP Awards reflected on the hard work put in by every single person connected with the Matrix Group, something which gave him the most satisfaction.

Jones Lang LaSalle to manage The Pelican Krabi

Jones Lang LaSalle has entered into an agreement to manage The Pelican Krabi, a prime resort development by Perry Group International. The agreement is Jones Lang LaSalle’s first property management contract in Krabi and marks the fast growth of the firm’s property management business in Thailand.

The Pelican Krabi is situated on 33 rai of oceanfront land on the west coast of Krabi and comprises three development phases. Scheduled for completion in mid 2012, the first phase will feature 90 condominiums with 1-3 bedrooms at prices ranging between THB 6 million and THB 14 million. The other two phases will include 40 villas and a five-star hotel component. Upon completion, The Pelican Krabi will also offer resort facilities, including a free-form swimming pool, a fitness centre, meeting facilities and a snack bar.

Rembrandt Hotel receives Green Building Certificate

The Rembrandt Hotel was recognized as one of the premium green buildings in Bangkok at the Green Building & Retrofits Expo Asia 2011 held at Impact Arena Muangthong Thani at the end of September.

The international director of Bright & Green, Joey Yang, handed out the Silver Award 2011 for using Green Air Conditioning to Rembrandt’s General Manager Eric Hallin for the recognition of Rembrandt’s contribution to creating a greener future.

The award is sponsored by Synergy Group, an industry leader in water treatment and energy-saving lighting technology.

According to Bright & Green, it divides three levels of independent Green Building certifications as Platinum for 3 points, Gold for 2 points and Silver for 1 point. The point rating system is very transparent and simplistic, and points are given only to proven reductions in energy and water usage, which are air conditioning, use of recycled water and lighting system.

LPN to build 4 billion baht condo development by the beach

On the back of its successfully completed residential unit on Sukhumvit Road, north Pattaya, LPN Development has launched a new condominium project called Lumpini Park Beach Jomtien, to be located at Pattaya’s Jomtien Beach.

The 30 storey triple tower development has a projected value of 4 billion baht and will offer an estimated 2,000 units ranging in size from 28sqm studios up to 151sqm 3 bedroom apartments. Prices start from just 1.49 million baht

At a soft launch on October 10, LPN Development’s managing director Opas Sripayak said that the success of the company’s first project in Pattaya had prompted the launch of this beachside residence aimed at both domestic and foreign investors.

“Demand to buy residences in Pattaya at prices lower than Bt2 million has strong growth - especially domestic demand from people who work in Pattaya,” said Opas.

Meanwhile Sansiri’s senior executive vice-president Uthai Uthaisangsuk said demand for residences was continuing to grow at Hua Hin, from both domestic and foreign buyers. Although the company has only recently launched its Baan San Kram condominium at Hua Hin, it has already succeeded in selling more than half of the Bt1.4-billion project.

The company plans to launch two or three new up-market condominium projects in Hua Hin in the coming year.



Nova Group announces new project in Na Jomtien

Nam Talay Condominium is the latest development by Nova Group, one of Thailand’s most successful and respected developers.

Located only 200 meters from the beach in the coveted Na Jomtien area next to La Royale, with easy access from Sukhumvit Road, Nam Talay Condo will consist of two condominium buildings built on 6.2 Rai of land. Thailand Property Awards Gala Dinner postponed due to flooding

Due to the flooding situation in Bangkok and following the Government’s advice, the Thailand Property Awards Gala Dinner has been postponed to Tuesday the 6th of December, organisers say.

“With widespread flooding in and around Bangkok and some disruption to the supply chain of food, water and other essentials, a temporary postponement of the awards is the best solution,” said Terry Blackburn, CEO of Ensign Media, the organisers of the event

“The gala dinner will still take place at the Grand Hyatt Erawan on December 6, when we expect the city to be back to normal,” Mr. Blackburn added.

The organisers apologise for any inconvenience and disruption the postponement might cause and has announced plans to collaborate with Thai Red Cross Society to have a charity component at the gala dinner. Donations will ensure that the event is not only a celebration of the achievements of Thai real estate in the last year, but that it is also contributing to the country’s recovery following the current problems.

Now in their 6th year, The Thailand Property Awards are widely recognised as a benchmark for excellence in Thailand’s residential real estate industry. The Gala Award ceremony will take place at the Grand Hyatt Erawan in Bangkok, and with most of the tables already reserved, the event is expected to attract more than 500 leading figures from the Kingdom’s property sector.

Thailand Property Awards 2011: a judge’s perspective

Once again, there has been a tremendous amount of interest in the Thailand Property Awards and an unexpected number of entries this year, in most all real estate categories.

All of Thailand’s top real estate agents, property developers, interior designers and architects throughout Thailand’s housing and condominium industry will be at this year’s lavish 2011 gala dinner in December where these coveted property awards will be presented.

Having been the head of the Eastern Seaboard judge’s team and a national panel judge for the Thailand Property Awards for five years now, I can honestly say that the Eastern Seaboard just keeps looking better and better every year.

Looking back at last year’s 2010 Awards ceremony, it was one of the last awards of the evening and our own Horseshoe Point had already won the Best Villa Development Eastern Seaboard and the Thailand Green Award for environmental excellence, when it was time for the much coveted Thailand’s Best Villa Development award and when the name was read… the entire ballroom broke out with clapping and cheers as a very surprised Horseshoe Point table once again sent their ‘man at the helm’ Managing Director Khun Jate Sopitpongstorn and CEO Khun Linda Srifuengfung up to the podium to accept the highest award available to them, ‘Thailand’s Best Villa Development!

A new Mercure opens its door in Krabi

Atlantis Condo Resort Jomtien sets sail with grand fanfare

The ‘Lost World’ at Centara Grand Mirage Resort in Naklua was the fitting venue for the launch of Pattaya’s most recent property development: ‘Atlantis Condo Resort’ on Saturday the 29th of October.

Over four hundred guests attended the aquatic themed ballroom where ice cold beers, wine and signature cocktails were being served along with a selection of finger foods including tasty quesadillas whilst live jazz played discreetly in the background.

The MC for the evening firstly welcomed the guests and invited the Mayor of Pattaya City Itthiphol Kunplome to make a brief speech, in which he warmly welcomed the addition of Atlantis by Blue Sky Developments as one of the biggest resorts to be created in Pattaya and one that would surely bring many tourists, both Thai and foreign, to discover what Pattaya has to offer.

Following this, the Mayor, along with the directors of Blue Sky Developments, cut the ribbon and unveiled the scale model of Atlantis.

Over the course of the evening the guests were kept entertained by a lively raffle where five bottles of fine wine and five ipads were given away to the lucky winners.

Charlie explained that Blue Sky chose Silvermover as they have over 14 years experience in local and international real estate marketing and that he went to Bangkok to see first-hand the various projects and existing assets.

Directors of Blue Sky Developments present a generous donation of 100,000 baht to Pattaya Mayor Itthiphol Kunplome and Chanyut Hengtrakool, Secretary to the Minister of Transport, to put towards the City’s disaster relief fund being raised to help victims of the current flood crisis in the kingdom.

He was personally taken around by the directors to view some of their property developments and hotel businesses and he could see that they had a lot of experience and an excellent sense of style and quality, and that they were in it for the long term.

The units are 1 bedroom 34.5sqm, which can be combined to make 69sqm 2 bedroom units. There are also a few 42 and 44sqm corner units available. The prices range from only 1.3M baht to 3.2M baht.

Atlantis lies just 300 meters from Jomtien beach on 11 rai of land with five buildings, each only eight storeys high, and its magnificent 2600sqm swimming pool.

This is also the first project to be backed by Land & House Bank and the bank will hold 30% of the customer’s money which provides a bit of extra security for the buyer.

Red Planet Hotels expands inventory by 200% across Asia

Red Planet Hotels has announced it now has over 3,000 rooms under construction for the pioneering value Tune Hotels brand, contained in a portfolio of 19 hotels spanning three countries – Thailand, the Philippines and Indonesia.

The milestone of 3,000 rooms under development comes exactly 12 months after the investment company passed the 1,000-room mark, posting growth of 200% over the last year.

This sustained strategic growth sees Red Planet Hotels with projects worth USD120 million now underway before it hopes to raise another USD100 million in equity by the first quarter of 2012.

Red Planet will have six Tune Hotels open by March next year, and will have 15 properties operational by December 2012.

Chief Executive Officer, Tim Hansing, said the company will use revenue from the soon-to-be operating hotels to invest and increase its room inventory further – aimed to increase by a minimum of 2,000 rooms per year over the next five years.

“This year has been a year of acquiring and building, we will continue with this pace of growth for the foreseeable future,” he said. “In December we will open our first Tune Hotel in Thailand, in Hat Yai, after which we will open an average of one hotel every month.

“Once this opening schedule is underway we will look to raise additional funds to allow our pace of strategic growth to increase so we can open a hotel every two weeks.”

Red Planet Hotels has a franchise agreement with Tune Hotels and will operate their portfolio under the Tune brand. Tune Hotels is the accommodation associate of Asia’s largest low cost carrier Air Asia and its growing global portfolio that will revolutionize the way “limited service” hotels are managed and the experience they provide.

Tune Hotels is a value hotel brand that provides high quality accommodation with the basic essentials such as central and convenient locations, a clean environment, 24-hour security, highly comfortable beds and power showers. Using a demand-based pricing booking system, guests can book rooms at prices starting from US$3, however, guests will need to pay a surcharge to have a TV, refrigerator, telephone and other facilities usually included in a hotel rate.

The 192-room Tune Hotel in Pattaya is currently under construction on 2nd Road opposite the Central Festival Center in north Pattaya and is scheduled to open in February 2012. Other Tune Hotel locations in Thailand include Bangkok, Hat Yai and Phuket.

Red Planet Hotels currently has assets in Thailand, Philippines and Indonesia and will soon have sites for development in China. The China hotels will also come under the Tune brand.



MODE Sukhumvit 61 opens Italian style show gallery

Government, asset manager plan Dubai property fund

A Dubai government investment company is teaming with Brookfield Asset Management to set up a fund to invest in the city-state’s battered property market.

Dubai’s media office said that the Investment Corporation of Dubai and Toronto-based Brookfield will each contribute an initial $100 million to the fund.

The companies hope to attract additional cash from local and international investors. They say they will cap the fund’s total investments at $1 billion.

Dubai was home to one of the world’s fastest growing property markets before the financial crisis. But prices plunged sharply after peaking in mid-2008, shedding more than half their value. Many of the emirate’s luxury apartments and villas remain empty. (AP)



South East Asia Property Awards partners with Channel News Asia

The inaugural South East Asia Property Awards 2011 will take place in Singapore on Wednesday November 30 and leading TV news network Channel NewsAsia has confirmed its official International Media partnership.

It follows the success of the annual Thailand Property Awards, now in its sixth year and the company is confident that the South East Asia Property Awards will equal or surpass the success of the Bangkok event.

A panel of real estate experts, including Nick Candy, the billionaire developer behind London’s uber-luxury One Hyde Park development, will sit on the judges panel that will select the winners to be announced at a lavish dinner at the Fort Canning Hotel in Singapore on November 30.

“When someone like Nick Candy agrees to join the judges panel, it is a sign of how seriously real estate in the region is being taken by the international property industry,” Mr. Blackburn added.

The South East Asia Property Awards aims to showcase the best that the region’s real estate industry has to offer. The awards assist in promoting the high level of quality of South East Asia’s real estate, construction, architectural and interior design, and industry professional services. Through a professionally run judging, system the awards will help put South East Asia’s real estate on the world stage.

28 award categories are designed to cover the full range of real estate projects and services on offer in the region. Trophies designed by leading designer Florian Gypser will be presented to each winner and all Winner and Highly Commended companies will also receive a dedicated logo for use in their sales and marketing materials. Trump card in Manila

Philippine-based Century Properties has announced it is bringing the Trump brand to the Philippines through the newly announced Trump Tower Manila, a $150 million dollar (USD) mixed-use project.

The 220+ unit residential skyscraper will be one of the Philippines’ tallest buildings at 250 meters, and will rise in the country’s cosmopolitan financial center of Makati City.

The premier residential building will be developed by Century City Development Corporation, a member of the Century Properties Group, with the brand name and mark under license from the New York-based Trump.

Amenities and features within the building will include a grand triple-height lobby, a fine dining restaurant at the ground floor; and a library, business center, lounge and video room on the third level. The tower’s 29th and 30th floors will offer spectacular views of Makati while residents enjoy the spa, fitness center and yoga studio, as well as the juice bar, sun deck and lap pool.
